Project: Conversion of a single dwelling into two self-contained flats

We were awarded the contract to convert a dilapidated four-storey dwelling into two self-contained flats for market rental. The existing property had received little renovation in the past and was received in a poor state of repair. We provided CAD design proposals for the conversion including recommendations for extensive structural adaptation to covert the loft. Works were carried out to a high standard and the property was successfully let within weeks of marketing.

Works included:
• Full perimeter scaffolding
• Replace pitched roof with new felt, battens and tiles
• New purpose made double-glazed timber boxframes throughout
• External façade repairs and decorations
• Full internal strip out to shell and core
• Removal of queen-post truss to covert loft
• Electrical re-wire to 17th Edition
• New gas, electric and water supplies
• Redesign of internal layout, changing 75% of internal partitions
• Sound insulation to party floor and sound testing
• New fully fitted kitchens
• New fully fitted and tiled bathrooms
• Re-plastering & Decoration
• Floor levelling and new floor finishes throughout
• Landscaping to front and rear including York stone stairs/hard-standings
